Contracts and legal security

Long-term renting does not require blind trust: it requires a contract done right from the start. This page is general information, not legal advice. For your case, talk to a lawyer.

Elements that usually matter

  • Identify the tenant and authorized occupants.
  • Deposit (often one month’s rent) and, when appropriate, a guarantor if rent is not paid.
  • Notarized signatures for long-term residential leases, following recommended practice in Chile.

A clear contract protects both sides.

Non-payment and recovery

Since Law 21.461, rent collection and recovery can follow a faster procedure when the contract is properly prepared.

Three meanings of “occupancy”

See the glossary for inhabited vs empty home, booked nights in tourism, and unlawful occupancy.
